Tenants: During the tenancy

Rent payments

Your first month’s rent will be due in advance on the date you move in and then on the same date each month thereafter, unless otherwise agreed with the landlord.

You must set up a standing order that ensures the funds are released in time to reach our account on the date specified. Rent payments will only be accepted by standing order / bank transfer. Please note that it is your responsibility to ensure that the funds reach our bank account on time.

If your rent is late for any reason you must contact us to discuss the situation and arrange payment immediately.  In line with your tenancy agreement you will be charged a late rent fee.  Failure to pay rent, or persistent lateness in payment, are serious breaches of your tenancy agreement and action will be taken to recover any outstanding funds.


We pride ourselves on the standards we set our landlords and tenants alike.  We expect that your home is maintained at the level agreed and checks are made, in agreement with you to ensure that this happens.

If the property you have rented is fully managed by us, we will visit the property after six weeks and then once every three months.  We will write to you before your visit is due with a date and time to carry out a written report.

It is your responsibility to inform us of any maintenance issues that may arise in the property as soon as possible.

In our experience, rental properties are particularly susceptible to problems related to condensation. If you spot any areas of damp and mould in your property you must report it to us promptly so that the cause may be identified, and action taken to resolve the problem.

Please contact us during our normal office hours with any routine maintenance queries you have.  In most cases we will have the landlord’s permission to deal with these matters and therefore will deal with the problem as quickly as possible. In cases where we have to contact the landlord prior to any problems there may be a slight delay.
