Landlords: How we will market your property


Your property will be advertised on the major property portals including Rightmove, Zoopla and On The Market. It will also appear in the window of our town centre offce and on the Neil Douglas website.

We will erect a ‘To Let’ board outside of your property unless you would prefer us not to or if there are restrictions preventing us doing so.

Tenant database

We have an extensive database of prospective tenants looking to rent a property in Aylesbury and the surrounding areas. We will contact all applicants looking for properties similar to yours by email and telephone and encourage them to view your property.


One of our team of property professionals will always accompany viewings to your property. As well as ensuring that we are on hand to answer any questions that prospective tenants may have, viewings provide us with the opportunity to qualify a tenant’s suitability.

When arranging appointments we will ensure the time is convenient with any existing tenant and email or phone you with feedback on viewings as you require.

Preparing your property for marketing

We recommend that your property is thoroughly cleaned and any minor maintenance tasks or redecoration is undertaken before marketing. This is especially important if the property has been empty for a period of time.

If your property includes a garden you should ensure that it is tidy with any grass cut and hedges trimmed. You should also remove any unwanted items from the property.

We are happy to arrange suitable cleaning, gardening and maintenance contractors to undertake work on your behalf.

Energy Performance Certificate

You are now legally required to have an Energy Performance Certi cate before a property is marketed for let. We must make the EPC available to prospective tenants and include it in the property particulars. Energy Performance Certi cates are valid for ten years so if you have let your property before or have marketed for sale in recent years you may already have one that you can supply us with.
