Changing Managing Agents is easier than you think!

The Lettings Team have recently been approached by a number of disgruntled landlords who are not entirely satisfied with the service they are receiving from their current managing agent They were not aware they are perfectly entitled to change agents during a tenancy.

Just because you have signed a contract with an agent, does not mean you have to stay with them for the entire tenancy. Of course you will need to check the terms and conditions you have signed, as some not unscrupulous agents will hide in their small print that if you switch management to another agent during a tenancy, you will need to continue to pay them commission until the tenancy ends. If this was to go to court I have a feeling a judge would deem this an “unfair” clause, but as I don’t claim to have any law qualifications, I shan’t pass judgement. Luckily these kinds of agents are generally the exception, and most will allow you to give one or two months notice before jumping ship.

The process is easier than you may think and we do most of the work for you. Once you have given notice to your current agent, we will then contact your tenant to introduce ourselves and to explain the process. At the point we take over the management, we would produce our Terms of Business for you to sign, and once the existing term of your tenant comes up for renewal we would produce a new Tenancy Agreement for them to sign. And that’s it!
