Smoke alarms in tenanted properties

It is a legal requirement for landlords to provide tenants with smoke alarms in properties. During the tenancy it becomes the tenant’s responsibility to check the alarms and replace batteries as and when required. On our quarterly property inspections we carry out as part of our fully managed service we always check the alarms to make sure they are working.

Two weeks ago we had a fire at one of our flats that started in the middle of the night. Two fire crews attended to put out the blaze and two of the occupants ended up in hospital due to smoke inhalation. As the tenants were asleep at the time it could have been a lot worse than an overnight stay in Stoke Mandeville Hospital. The combination of the flat’s fire doors and the working smoke alarm saved the life of the tenant and her children that night.

The next time you walk under your alarm reach up and press the test button. If it doesn’t work then spend £4.00 to replace the battery. Is it really worth the risk of not doing so?
